TM 30 Reporting How To Guide For Expat Hotel & Guest House Managers
Introduction:
This is the how to for the Online version of the TM 30 reporting guide for Owners of Hotels, Apartments, Guest Houses to register in the Section 38 system.
If you are on good terms with your Thai landlord, and they are often out of town or just too busy to deal with reporting etc, you can use this guide to walk them through the Registration process. The benefit of this is that they won’t be turned off to renting / leasing to foreigners. It’s also useful for keeping them in sync with whatever TM 28 filings you do.
Requirements:
To do the TM 30 online registration (and subsequent reporting), you need to use either a PC with Chrome or Internet Explorer installed.
You can try with other browsers, but keep in mind the warning from the Thai programmers of the TM 30 online interface: “เมื่อ Login เข้าสู่ระบบ แล้วหน้าจอไปหน้าลงทะเบียนขอใช้บริการใหม่ ตรวจสอบ Browser ของท่าน กรุณาใช้กับ Internet Explorer version 8-11 และ Chrome เท่านั้น“. If you experience bugs when you are using Firefox, this might be why.

Once you have installed Chrome and opened it, visit this link to access the online reporting system: https://extranet.immigration.go.th/fn24online/
If you have never used the system before, you’ll need to REGISTER.
Click the “Register” button highlighted in red below.
Clicking the Register button will then lead to this next screen.
It seems redundant, but you will again need to click Register.
Here’s the actual registration form. Fill out the obvious parts, we will add info for each below this.
First one is select “Foreigner” if you are an official manager / director of the facility.
